As the air turns crisp and the leaves start to change, we are excited to welcome the vibrant season of fall! With autumn comes the perfect time to reflect on all that the year has brought us—and to look forward to new opportunities, both in life and in real estate.

 

What’s next for the last quarter of the year?

 National Association of REALTORS® (NAR) announced its latest housing sales statistics, suggesting that the housing market is normalizing, or put another way, becoming more balanced between homebuyers and sellers. But, is it a new normal?

 

Existing home sales slipped 0.7% month-over-month in May 2024 and dropped 2.8% year-over-year.

 

The median existing home sales price was the highest ever recorded at $419,300, a huge increase of 5.8% from $356,500 the year before and the 11th consecutive price increase.

 

Unsold listings grew 6.7% month-over-month and 18.5% year-over-year to a 3.7-month supply. A balanced market is believed to be a six-months supply of homes on hand.

 

Pending home sales fell 2.1% month-over-month, with all four major regions in the U.S. reporting declines in contract signings since the previous year.

 

Freddie Mac reported on May 30, 2024 that the 30-year fixed rate mortgage averaged 7.03% from 6.79% the previous year. With 20% down, the mortgage payment on a median-priced existing home of $407,600 was $2,176. The typical first-time buyer, with 8% down, paid $2,502 monthly, explained NAR.

 

With “mortgage payments for a typical home more than double that of homes purchased before 2020, the market is at an interesting point with rising inventory and lower demand,” said NAR Chief Economist Lawrence Yun at the time. “Supply and demand movements suggest easing home price appreciation in upcoming months.

Variables that affect how much money you should save to buy a home include your income, debt-to-income ratio, the price of the home, an appraisal, a home inspection, and closing costs.

 

To purchase a home within your means, spend no more than 30% of your household income on your mortgage (including principal, interest, property taxes, and homeowners’ insurance).

 

You’ll secure the best terms for your mortgage loan by maintaining high credit scores, providing a at least 3.5% down payment, and having sufficient cash for a good faith deposit (refundable at closing), as well as covering out-of-pocket inspections, closing costs, and moving expenses.

 

In essence, having an initial consultation on the home buying process so you can be aware of what to expect upfront when it comes to purchasing a home will set you up for success. Creating a plan of action to help you with that home purchase will set you up for results.
