Overview:

The San Joaquin County housing market has experienced notable fluctuations from March 2023 through May 2024.

 

Key metrics such as the number of homes for sale, new listings, sales, and average prices provide a comprehensive picture of the market's dynamics.

 

 Inventory and New Listings

 

- For Sale:

The number of homes for sale began at 494 in March 2023 and saw an upward trend, peaking at 769 in May 2024. This indicates an overall increase in inventory over the period.

 

- New Listings:

New listings followed a seasonal pattern, starting at 455 in March 2023, rising to a high of 691 in May 2024. There were significant drops during the winter months, with a low of 272 in December 2023.

 

 Sales Activity

 

- Sold: The number of homes sold started at 439 in March 2023, peaked at 500 in May 2023, and showed variability throughout the year.

 

The lowest sales occurred in November 2023 (291), with an upswing to 433 in April 2024.

 

- Pended Sales:

Pended sales showed a similar trend, beginning at 422 in March 2023 and reaching a high of 483 in May 2024.

 

There was a noticeable dip during the winter months, with the lowest in December 2023 (279).
